Get Preapproved Before You Look For A Home

Determine Your Deposit

If your offer is accepted by the seller, you will be required to place a deposit into a trust account.  The deposit generally ranges from as low as $1,000 and up to 3% of the purchase price.  Because of the way your Coole Home agent protects you, the deposit is normally refundable in the event that the sale does not occur.

Open Escrow

open escrow accountOnce your offer has been accepted by the seller, your funds will need to be transferred into an escrow account.  The escrow company also keeps you safe by managing all the funds from this point forward.  The escrow company is an independent, third party that is responsible for ensuring all the conditions of the sale are met prior to the sale finalization.  Escrow protects you and the seller.  There are several roles that the escrow holder will play.  They make sure the title is clear for transfer.  Escrow insures that all of the purchase contract conditions for buyer and seller are followed.  Escrow prorates insurance and other payments, receives funds from the buyer, and ensures there are no other claims (such as taxes) on the property and closes escrow once all the conditions have been met.

Order Inspections, Appraisal

home repair for sellingThe next step of the process is to order any inspections and move forward to appraisal. Inspections may depend on the property type and the financing you will use.  Your Coole Home Certified real estate agent will inform you what is needed and recommended.  The appraisal step is important because it will determine the fair market value of the property and is used by your lender to determine your loan amount.  The appraisal process verifies you are getting the best possible deal on the home.

There are several other steps involved including a possible pest inspection report and certification.  During this time you will also need to acquire an insurance policy that will become active at the close of escrow.  If you plan to move into the home or begin any kind of construction shortly after closing, set up the utility (power, water, sewer, internet, cable and telephone) accounts to be turned on in your name upon moving in.

Complete Repairs Required by the Government or Lender

If there are any government or lender required repairs needed that are uncovered during the inspection or appraisal process, they will need to be fixed before the close of the sale.  Other repairs may be necessary but this depends on various factors.  Your Coole Home Certified Realtor® will explain what options you have so you clearly understand the repair provisions outline in various documents as they relate to buyer and seller.

Close Escrow & Move In

The close of escrow is the most exciting time for the home buyer.  This step involves signing loan documents and closing papers for the property.  Once the loan is funded and your deed is recorded the home will now be placed into your name and you can then take possession of your new San Diego home.
